1. Valid Government Identification: Every signer must present an unexpired, government-issued photo ID (such as a Driver’s License, State Identification Card, or Passport).

2. Complete, Unsigned Documents: Please ensure your full document package is accessible. Do not sign or fill out any portions of the documents prior to the appointment. All acts must be witnessed directly by the notary.

3. Independent Witnesses (If Required): Certain out-of-state deeds, trusts, and powers of attorney strictly require independent witnesses. If your document package stipulates this, please ensure neutral witnesses are present at the time of our appointment.

To ensure a smooth, secure, and professional closing experience, please review our preparation framework prior to your agent's arrival:

• Valid Government Identification
  All signing parties must present an unexpired, government-issued photo identity document. Acceptable forms include a State Driver’s License, U.S. Passport, or Military ID Card. The name on the ID must match the loan package documentation exactly.

• Complete Closing Packages
  Ensure your lender or escrow officer has delivered your final document package to our team prior to the appointment window. Please do not fill out, date, or sign any documents ahead of time, as all acts must be witnessed directly by the certified signing agent.

• Independent Witness Coordination
  Certain out-of-state deeds, mortgage riders, and estate preservation documents require independent witnesses present at the table. If your title team stipulates this requirement, please ensure two neutral witnesses (who are not parties to the transaction) are present with valid IDs.

• Funds for Closing (If Applicable)
  If your transaction requires funds to close, please verify with your escrow officer ahead of time whether a certified cashier's check is required or if a secure wire transfer must be initiated prior to our session.
